Retail Fit-Out Cost in Riyadh: 2026 Price Guide (Mall, High-Street and Showroom)

October 6, 2026 By Dar Anan Experts

Retail fit-out cost in Riyadh varies more by location type than by store size. The same 150 sqm fashion store can cost very differently in a super-regional mall, on a high street in Al Olaya, or as part of a large-format showroom on King Fahd Road, because each comes with its own landlord rules, shell condition, and set of charges that never appear in a contractor's per-sqm rate. This guide breaks those costs down using 2026 Riyadh market ranges.

The benchmarks below reflect current Riyadh tender pricing and the cost structures we see when scoping retail fit-out in Riyadh. All figures are in Saudi Riyals (SAR). They are indicative only: the landlord's fit-out manual, the shell condition, and your brand standards all change the answer, and a site-specific quotation is required before you commit to a budget.

What Drives Retail Fit-Out Cost in Riyadh

Location type. Malls impose design approval, fit-out deposits, mandatory contractors for certain trades, night-time working, and hoarding requirements. High-street units carry fewer landlord controls but often need façade works, independent HVAC, and their own municipality permits. Showrooms are large, so the per-sqm rate falls, but the façade, lighting, and floor loading costs rise.

Shell condition. Mall units are usually handed over as a bare shell with capped services: chilled water or condenser water connection, a power supply to an isolator, a sprinkler main, and a drainage point. High-street units range from a bare concrete box to a previous tenant's fit-out that must be stripped out.

Brand standards. International franchise brands arrive with a design manual that specifies fixtures, lighting levels, flooring, and shopfront details, often with imported fixtures from approved suppliers. These standards fix much of the cost before a contractor is appointed.

Fixtures and display. In retail, store fixtures — wall systems, gondolas, cash wraps, display tables, and fitting rooms — commonly account for 20–30% of the fit-out cost. In jewellery, electronics, and cosmetics, they can be the largest single line.

Shopfront. The shopfront is a retailer's most important marketing asset and one of the most expensive elements per linear metre. Malls specify minimum heights, materials, and signage zones.

Retail Fit-Out Cost per sqm by Format (2026 Riyadh Market Ranges)

The figures below cover construction works and fixed store fixtures. They exclude loose stock fixtures supplied by the brand, IT and POS systems, security systems, landlord charges and deposits, and professional fees.

Retail Format SAR per sqm Typical Total for 150 sqm
High-street / strip retail – standard SAR 1,500 – 3,000 SAR 225,000 – 450,000
Mall inline store – standard brand SAR 1,800 – 3,500 SAR 270,000 – 525,000
Mall inline store – premium brand SAR 3,500 – 6,000 SAR 525,000 – 900,000
Luxury / flagship store SAR 6,000 – 8,000+ SAR 900,000 – 1,200,000+
Large-format showroom (furniture, home, electronics) SAR 1,200 – 2,800 Usually 500 – 3,000 sqm; priced per project
Premium brand showroom (automotive, design, luxury goods) SAR 3,000 – 6,000 Usually 400 – 2,000 sqm; priced per project

Showroom rates are lower per sqm because large open floors dilute the cost of the shopfront, back-of-house, and toilets. Automotive showrooms are the exception: heavy-duty floors rated for vehicles, large-span glazing, and high-output display lighting push them into the premium band.

Landlord Deposits, Charges, and Hoarding

Mall landlords in Riyadh protect their common areas and building systems through a set of charges that sit outside the fit-out contract. Budget for them from the outset.

  • Fit-out deposit. A refundable security deposit held against damage to the mall and compliance with the fit-out manual. It is commonly in the range of SAR 15,000–50,000 for an inline unit, sometimes calculated per sqm for larger stores. It is returned after handover and snagging — often months later — so treat it as a cash-flow cost.
  • Fit-out and design review charges. Many malls charge for drawing review, fit-out supervision, temporary power and water, security, and waste removal. Allow SAR 5,000–25,000 depending on the mall and store size.
  • Nominated contractors. Some malls require their own contractor for sprinkler tie-ins, fire alarm integration, or BMS connection. These works are priced by the mall's contractor, not yours.
  • Hoarding. Malls require a full-height hoarding across the shopfront for the whole fit-out period, usually printed with "coming soon" graphics to brand standard. Interior hoarding typically costs SAR 350–700 per linear metre including graphics. Dar Anan supplies construction hoarding for mall and street-front projects; for external site hoarding prices, see our construction hoarding cost guide for Saudi Arabia.

High-street units avoid most of these charges but carry others: municipality permits for façade alterations, a signage licence, a potential new electricity connection from the Saudi Electricity Company, and in some cases external hoarding on the pavement during works.

Worked Example: A 150 sqm Mall Fashion Store

Consider a 150 sqm inline unit in a Riyadh regional mall with a 10 metre frontage, handed over as a bare shell with capped services. The brief is a mid-market fashion brand with a design manual, two fitting rooms, a stockroom, and a cash wrap.

Wall finishes and feature wall SAR 25,000
Fixed display joinery and cash wrap SAR 70,000
HVAC connection and fan coil units SAR 40,000

Loose stock fixtures supplied by the brand, mannequins, and opening stock are not included. If the brand requires imported fixtures from its approved supplier, add freight, customs duty, and SASO conformity costs to that package.

Timeline

A 150 sqm mall store typically needs 3–6 weeks for design and mall approval and 6–10 weeks on site. Most malls restrict noisy work and deliveries to night hours, which extends the programme and adds labour cost. Large showrooms take 12–20 weeks on site. Rent-free fit-out periods in Riyadh malls are negotiated case by case — confirm the length in writing before design starts, because every week over the rent-free period is paid rent on a closed store.

Hidden Costs Retailers Miss

  • Night-shift working. Mall-imposed working hours can add 10–20% to labour costs compared with a high-street unit.
  • Chilled water and capacity charges. Some malls charge a connection fee or capacity charge for chilled water, separate from the monthly service charge.
  • Redesign after mall review. Drawings rejected by the mall's design team cost design fees and programme time. Submitting a complete package the first time is the cheapest route.
  • Strip-out of a previous tenant. Second-generation units can carry SAR 80–250 per sqm in demolition and disposal before the new fit-out starts.
  • Reinstatement. At lease end, most malls require the unit to be returned to bare shell.

Frequently Asked Questions

How much does a retail fit-out cost per sqm in Riyadh?

In 2026, a standard high-street store typically costs SAR 1,500–3,000 per sqm, a mall inline store SAR 1,800–3,500 for a standard brand and SAR 3,500–6,000 for a premium brand, and a luxury flagship SAR 6,000–8,000 or more. Large-format showrooms run SAR 1,200–2,800 per sqm.

What is a mall fit-out deposit?

It is a refundable security deposit paid to the mall before works start, held against damage to common areas and breaches of the fit-out manual. It is returned after final inspection, so it affects cash flow rather than the final cost.

Do I need hoarding for a mall fit-out?

Yes. Riyadh malls almost always require a full-height, branded hoarding across the shopfront for the duration of the works. Budget around SAR 350–700 per linear metre including printed graphics.

Is a high-street store cheaper to fit out than a mall store?

The construction rate is often similar, but high-street units avoid mall charges and night working. They can, however, require façade works, independent HVAC, and their own permits, which narrows the gap.

How long does a retail fit-out take in Riyadh?

For a typical mall store, allow 3–6 weeks for approvals and 6–10 weeks on site. Flagship stores and showrooms take longer.
