School fit-out cost in Saudi Arabia has become a live question for investors, operators, and landlords as private and international school capacity expands under Vision 2030. Whether you are converting a commercial building into a school, fitting out a new shell, or upgrading an existing campus, the budget is shaped by three numbers: cost per sqm, cost per classroom or lab, and cost per student place. This guide sets out 2026 market ranges for each, using Riyadh pricing as the reference point.
The figures reflect current tender pricing in Riyadh and the cost structures we see when scoping education fit-out in Saudi Arabia. All figures are in Saudi Riyals (SAR). They are indicative ranges only: curriculum, student age range, building condition, and Ministry of Education licensing requirements all move the budget, and a site-specific quotation is required before you commit. Fit-Out vs Construction: What This Guide Covers
Construction of an education building in Saudi Arabia currently runs SAR 3,000–5,500 per sqm for structure, envelope, base MEP, and standard finishes. Fit-out is the work that makes the building function as a school: classroom finishes and acoustics, specialist rooms, laboratories, ICT infrastructure, safety systems, and the joinery and furniture students and teachers use every day. On a conversion or a shell-and-core handover, fit-out is the main cost. On a new build, specialist fit-out is added on top of the base construction cost.
What Drives School Fit-Out Cost
Curriculum and positioning. A local-curriculum private school and a premium international school fit out very differently. International curricula need more specialist rooms — separate physics, chemistry, and biology labs, design technology workshops, music practice rooms — and parents expect higher-quality finishes.
Age range. Kindergarten and early years need wet play areas, child-height sanitaryware, soft flooring, and secure external play. Secondary schools need laboratories, fume cupboards, and larger assembly spaces. A K–12 campus needs all of it.
Specialist room ratio. Laboratories cost two to three times as much per sqm as a standard classroom. The number of labs, workshops, and performance spaces is the biggest single swing factor in a school fit-out budget.
Building condition. Converting an office or commercial building means upgrading toilets to student ratios, adding stairs or widening escape routes, increasing fresh air rates, and installing segregated circulation where required. These works can add significantly to a conversion budget.
Acoustics and fresh air. Classrooms need controlled reverberation and high fresh air rates for concentration. Both add cost compared with an office fit-out of the same area.
School Fit-Out Cost per sqm by Tier (2026 Market Ranges)
The figures below cover fit-out construction — partitions, finishes, ceilings, joinery, MEP adaptation, ICT infrastructure, and specialist rooms — measured across the gross floor area. They exclude loose furniture, classroom technology, laboratory consumables, and professional fees.
| School Tier | SAR per sqm (Fit-Out) | Typical Area per Student | Fit-Out Cost per Student Place |
|---|---|---|---|
| Local-curriculum private school / refurbishment | SAR 1,200 – 2,000 | 8 sqm | SAR 10,000 – 16,000 |
| Mid-market international school | SAR 2,000 – 3,200 | 10 sqm | SAR 20,000 – 32,000 |
| Premium international school | SAR 3,200 – 5,000 | 12 sqm | SAR 38,000 – 60,000 |
Area per student is the gross floor area divided by design capacity. Premium schools allocate more space per student for libraries, specialist rooms, and wider circulation, so the cost per student rises faster than the cost per sqm.
Cost by Space Type
| Space | SAR per sqm | Typical Cost per Room (SAR) |

Worked Example: A 600-Student International School
Consider a 6,000 sqm building in Riyadh handed over as a shell, to be fitted out as a mid-market international school for 600 students: 30 classrooms, four science laboratories, five specialist rooms (ICT, art, music), a library, a multi-purpose hall, administration, a school clinic, and prayer rooms.
| Cost Element | Indicative Cost (SAR) |
|---|---|
| 30 classrooms (30 × SAR 140,000) | SAR 4,200,000 |
| 4 science laboratories (4 × SAR 480,000) | SAR 1,920,000 |
| 5 specialist rooms (ICT, art, music) | SAR 1,000,000 |
| Library / learning resource centre | SAR 600,000 |
| Multi-purpose hall | SAR 1,500,000 |
| Administration, staff room, school clinic | SAR 700,000 |
| Corridors, stairs, toilets, prayer rooms | SAR 2,400,000 |
| Building-wide systems (fire alarm, PA, CCTV, access control, data) | SAR 2,200,000 |
| Preliminaries and site management | SAR 1,080,000 |
| Fit-out construction subtotal | SAR 15,600,000 (SAR 2,600 per sqm) |
| Furniture and classroom technology (600 × SAR 4,000) | SAR 2,400,000 |
| Design, drawings, and authority approvals | SAR 700,000 |
| Contingency (10%) | SAR 1,870,000 |
| Total project budget | SAR 20,570,000 (about SAR 34,300 per student) |
The construction subtotal works out at SAR 26,000 per student place, in the middle of the mid-market range. Adding a fifth laboratory or upgrading the hall to a raked auditorium would move the project towards the premium band quickly.
Timeline
The academic calendar dictates the programme. A school that misses the start of the academic year can lose a full year of fee income, so work back from the opening date. For a 6,000 sqm fit-out, allow 3–5 months for design, Ministry of Education and Civil Defence approvals, and 6–9 months on site. Laboratory furniture and fume cupboards often have 12–16 week lead times and should be ordered as soon as layouts are fixed. Refurbishment of an operating school is usually phased into the summer break, which compresses work into roughly ten weeks and raises labour costs.
Hidden Costs
- Toilet and fixture ratios. Converted buildings rarely have enough WCs and basins for student numbers. New wet areas and drainage add cost.
- Means of escape. Additional stairs, wider corridors, or fire-rated compartments may be needed to meet Civil Defence occupancy requirements.
- Fresh air and cooling capacity. Classrooms have far higher occupancy than offices. Existing HVAC frequently needs more fresh air and cooling capacity.
- Gender segregation and separate circulation where required by the operating model.
- External works. Shaded play areas, drop-off zones, and boundary security are often outside the building fit-out budget.
- Laboratory safety systems. Gas isolation, emergency showers, eye-wash stations, and chemical storage ventilation are frequently priced late.

How to Control School Fit-Out Cost
Fix the curriculum and capacity first. The number of labs, specialist rooms, and toilets follows from curriculum and student numbers. Changing either after design starts reworks the whole layout.
Standardise classrooms. A small number of repeated classroom types — same size, same joinery, same lighting and AV layout — reduces design time, allows bulk procurement, and speeds installation.
Phase specialist spaces. Schools often open with lower year groups and grow. Fitting out secondary laboratories and the auditorium in a later phase can defer a significant share of capital cost until enrolment supports it, provided the MEP infrastructure is sized for the full school from day one.
Specify for durability. School finishes take heavy wear. Cheaper flooring, doors, and toilet partitions that need replacing within three years cost more over the life of the lease than robust products installed once.
Use one contractor for fit-out and MEP. Most school programme overruns come from coordination failures between building works and services. A single point of responsibility protects the opening date.
Frequently Asked Questions
How much does a school fit-out cost per sqm in Saudi Arabia?
In 2026, school fit-out typically costs SAR 1,200–2,000 per sqm for a local-curriculum private school or refurbishment, SAR 2,000–3,200 for a mid-market international school, and SAR 3,200–5,000 for a premium international school. Furniture, technology, and fees are additional.
What is the fit-out cost per student?
Roughly SAR 10,000–16,000 per student place for a local-curriculum school, SAR 20,000–32,000 for a mid-market international school, and SAR 38,000–60,000 for a premium international school, based on construction cost only.
How much does a school science lab cost to fit out?
A 90 sqm secondary science laboratory typically costs SAR 360,000–630,000, including serviced benching, fume cupboard, gas and water services, safety equipment, and finishes.
Can an office building be converted into a school?
Often, yes, but toilet provision, escape routes, fresh air rates, and structural loading for assembly spaces must be checked first. These items can make a conversion more expensive than the per-sqm rate suggests.
Is the fit-out cost per student the same as the total cost per student?
No. The per-student figures in this guide cover fit-out construction only. Add furniture, classroom technology, fees, and contingency — and, for a new building, the base construction cost — to reach the full capital cost per student place.
How long does a school fit-out take?
For a 6,000 sqm school, allow 3–5 months for design and approvals and 6–9 months on site. Plan backwards from the academic year start date.
